Why did I create this section?
I wrote this guide for one simple reason. To educate buyers and let them know how to work with me. That way I can give those buyers all of the attention, counseling, and expertise that they deserve.

Send Your Information
Please email me all of your contact information: Name of all parties who will be purchasing, mailing address, and all phone numbers: work, home, fax, cell, pager.
Also include your price range, the amount of down payment you have, the type of property and the area you are looking for. I’ll review it and put you into the computer.
Loan Pre-Qualification
After you have emailed me your info, you need to work on your financing. Before I agree to represent anyone, they must be
pre-qualified by a reputable lender. The lender will determine the best loan program for you and how much you can qualify for. This will eliminate any confusion about financing and how much you can borrow.
If you have a lender, please send him/her my information and have him/her call me and fax me your
loan pre-qualification letter to (310) 398-5754. Make sure you tell him/her to also call me directly at (310) 398-5244. If you don’t have a lender, please call one of my lender partners and have them pre-qualify you:

Phone Interview
Once I have your lender information I’ll call you so we can talk about your situation in detail. You can tell me more about what you are looking for and anything else that is important to you.
Sign the Agency and Buyer’s Agreement
If we decide to work together, I will fax or email you the Buyer’s Agency Disclosure and the
Buyer’s Agreement. Please sign them and fax back to me at (310)398-5754.
How the property search works
The first thing I will do is to download the appropriate property listings from the
Multiple Listing Service and either fax or email them to you. Read the descriptions of the homes I send you and cross off the ones that don’t appeal to you on paper. Call me back with the houses that do appeal to you on paper. I will then call the listing agents and verify which homes are still available and we can eliminate any homes that are sold or in escrow. Since our current market moves quickly, a certain percentage of the homes I fax or email may be sold.
After I verify availability of the homes you liked on paper, drive by and look at the homes from the outside. Cross off those properties that don’t appeal to you from the outside and call me back with the homes you liked. These are the homes that we will make appointments to view the interiors.
This method will save you time and energy. You will only see the homes that you are interested in. Buyers need to be proactive. You need to investigate areas and learn price ranges. Keeping your eyes and ears open to possibilities is important. Remember we are a team and need to work together.
One more thing
Please call me immediately if you see an open house, a sign on a yard, a for sale by owner, or any other property that you might be interested in that is not on your list. Sometimes you will hear about a property at a cocktail party that you might want to investigate. By calling me immediately I can help facilitate a sale and get you that property before it ever hits the market.
