To help my sellers quickly start the process. I’ve found that once a seller decides to sell, they want to start right away. They don’t want to wait. They also want the broker to focus on them and start the process without
delay.
Remember, my practice revolves around locating ready sellers and selling their property for highest possible dollar. That’s how I earn my keep.

Once we are on the phone we’ll confidentially discuss
your situation and your needs. I’ll also need to know the
basics about your property; the address, the number of
bedrooms and baths, any special features such as a pool or a
guest house, and any special remodeling, additions, or repairs
you have done.
What’s next after our initial
conversation?
After our conversation, we’ll set a Pre-Listing
Appointment
to inspect your property. If it’s tenant
occupied, we’ll need to make an appointment with the
tenants.
My staff will also start a Listing File for your
property. It will include all of the pertinent information
I’ll need such as a title report, copies of permits, and the
notes from our conversation.
What happens at the Pre-Listing
Inspection?
Once I’m at your property, I’ll ask you to show me
around and I’ll take further notes. I’ll also shoot
interior and exterior pictures with my digital camera. I’ll
use those shots later for the web, brochures and advertising.
I’ll also make any recommendations about cleaning or fixing
items should be done to maximize the property’s value.
After the inspection, I assume you’ll
prepare a Listing Presentation.
Exactly. As soon as I’ve finished inspecting the
property and I’ve answered all your questions, I’ll return
to the office to prepare a Listing Presentation. It
will include a Comparable Market
Analysis to determine your property’s value as
well as a Marketing
Plan that
demonstrates how I’ll market
your home. I’ll also create a sample Color
Photo Brochure with the digital photos I take.
Derrick, how long will it take to put
this together? Remember I’m in a hurry!
My goal is to have a full presentation ready within 24
hours of inspecting your property, certainly no more than 48
hours.
Derrick, how can you prepare it
that fast?
I am extremely organized and I have all of my processes in
place so that I can execute quickly and perform to your
expectations. I have 16 years as a Realtor and I am an expert
at evaluating and selling homes, condos, apartments buildings,
and land for sellers. I probably put together 3 or 4 listing
presentations a week so I get a lot of practice.
What’s next after you finish the
Listing Presentation?
One I have prepared the presentation, we’ll review
it together. If you’re in the local area we can sit down
together. If you are out of town I’ll Federal Express the
presentation to you and we will review it over the phone. If
there is more than one seller and they live in different
areas, I’ll Fedex a copy to all of the other owners as well.
I will then arrange a conference call so we can all talk
together.
During this meeting, we’ll decide on an asking price
for your property based on the Comparable Market Analysis.
We’ll also review my marketing plan and the Color Brochure
that I’ll create. We’ll then review the Listing
Agreement and get it signed. We’ll also discuss how and
when to show the property. I’ll also need a spare key at
this time.
Ok, looks good. How long will it take to
get my home actually on the market?
Mere hours at most. At this point my staff will
immediate process the listing; Putting it in the Multiple
Listing Service,
uploading the photos and
Visual
Tour to the
Web, ordering the sign, scheduling Tuesday
Caravan and the other items we do to prepare
your home for market.
I’m impressed! Anything else?
Yes. I want you to know that nothing is more important
to my staff or me than a seller who is ready to list their
