How This Deal Came Together

1 How It Started

A 91-year-old rent-controlled apartment owner reached out after receiving a SCEP inspection notice. They had found my YouTube channel and were looking for guidance on how to handle it.

At the time, I helped them successfully navigate the situation — including refusing entry and avoiding what could have escalated into a much more complicated outcome.

We stayed in touch over the years. As long-time "mom and pop" owners, the increasing complexity of managing the property — along with evolving LAHD regulations — began to take a toll.

When the time came, they reached out again — this time for guidance on selling their 14-unit Studio City apartment building.

2 What Made This Complex

This wasn't a straightforward sale. It involved multiple overlapping issues that had to be managed carefully to keep the deal together:

  • A tenant habitability lawsuit was filed during the listing
  • An active LAHD inspection resulted in a citation
  • The situation was at risk of escalating further — including potential entry into the REAP program if not handled correctly
  • Two balcony repairs required permits, approvals, and clearance prior to closing

  • The transaction ultimately required multiple escrows before reaching closing

3 What I Did

This wasn't about simply listing the property — it was about controlling a complex situation and keeping the deal together.

The key was positioning the deal so buyers clearly understood both the risks and the upside — without losing confidence.

That required:

  • Structuring a hold-harmless agreement to protect the buyer from the ongoing lawsuit
  • Framing the situation strategically so investors could evaluate risk without walking away
  • Managing inspections, disclosures, and documentation to keep everything moving forward
  • Navigating LAHD-related issues and required repairs without delaying the transaction
  • Keeping both buyers and lenders engaged despite multiple complications
  • Staying actively involved through multiple escrows to maintain continuity and momentum
  • Coordinating with LADBS and contractors to secure approvals and finalize balcony repairs prior to closing

4 The Outcome

Despite the complexity, the property closed at $4.4M.

More importantly, the seller was able to navigate a highly complex and stressful situation — from the initial SCEP issue all the way through closing — with the right guidance in place.
